Rental Requirements

We want the rental process to be clear and simple. Please review the requirements below before applying.

As part of our application process, we review the following: income verification, credit history, criminal background screening, eviction history, and rental history. These are the standards we follow when reviewing all applications.

Application Fee

  • $60 per adult
  • Everyone 18 or older must apply separately

Please be prepared to provide:

  • Valid photo ID
  • Proof of income
  • 5 years of rental history
  • 2 years of employment history

Income

You must meet one of the following:

  • Standard Income Qualification
    • Your total household income must be at least 2.5 times the monthly rent
      (Example: If rent is $1,000, you must make at least $2,500 per month.)

OR

  • Housing Assistance Programs
    • Meet income requirements under an approved Housing Choice Voucher (Section 8) or similar program

Acceptable proof of income may include:

  • Last 2 months of pay stubs
  • Job letter showing pay and start date
  • Last 3 months of bank statements
  • Last 2 years of tax returns (if self-employed)
  • Disability, Social Security, or rental assistance award letter

For Section 8 or Housing Assistance Applicants:

If you are using a Housing Choice Voucher (Section 8) or other housing assistance, please provide a copy of your current voucher and the paperwork from your local housing office that shows your approved subsidy amounts.

Credit

We evaluate credit history to ensure rent affordability and financial responsibility. Please note that we also consider what created the credit score. A lower credit score may still be approved with a strong rental and employment history. Likewise, a higher credit score does not guarantee approval if other rental requirements are not met.

  • Preferred credit score: 600 or higher
  • Scores between 550–599 may still be approved with extra conditions
  • Scores below 550 may require a higher deposit or co-signer

If approved, your security deposit will be based on your credit score:

Security Deposit

  • 600+ credit score: 1x rent (security deposit) + 1st month’s rent
  • 500–599 credit score: 2x rent (security deposit) + 1st month’s rent
  • Below 500 (if approved): Security deposit amount will be determined after application review + 1st month’s rent

Note: Final deposit amounts are determined after a full review of your application.

Criminal Background

We conduct a criminal background screening.

You may not qualify if you have:

  • A violent felony in the last 7 years
  • A serious misdemeanor in the last 3 years
  • Crimes involving property damage or resident safety

Evictions

  • No eviction filings or judgments within the past 3 years

General guidelines:

  • 0–3 years: Usually not approved
  • 3–5 years: Reviewed case by case
  • 5+ years: May be considered if rental history since then is positive

Rental History

Applicants must provide:

  • Five (5) years of rental history
  • Positive rental references from all landlords within the past three years

You will not qualify if you have:

  • Unpaid balances with a landlord
  • Negative landlord references
  • Repeated late payments
  • Property damage
  • Noise complaints
  • Tenant-caused pest problems
  • Collections for unpaid rent, utilities, or damages
    (Paid collections may be considered with proof.)

Providing false or inaccurate rental information may result in denial.

Pets

  • A non-refundable, one-time pet accommodation fee of $350 per approved pet is required prior to move-in.

Please note that breed and size restrictions may apply.

Resident Benefits Package

(Optional for residents who already carry their own renter’s insurance)

  • Utility connection assistance
  • Credit building opportunities
  • Rent rewards program
  • And more

This package is available to help ensure residents receive consistent support and added protection.
