Can you hold a property before I apply?
No. Properties are leased on a first-come, first-served basis with a fully completed application and required fees. We recommend applying promptly to secure the home you want. -
Do I need to pay the first and last month’s rent along with the security deposit?
Move-in costs vary, but typically include the first month’s rent and a security deposit. Some properties may also require the last month’s rent depending on the lease terms. -
How old do I have to be to apply?
Applicants must be at least 18 years old or of legal age to enter into a lease agreement. -
Is the security deposit refundable?
Yes. The deposit is refundable if the lease terms are met, there’s no damage beyond normal wear and tear, and no rent or fees are outstanding at move-out. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet standard income, credit, or rental history qualifications. Cosigners must meet financial standards and sign a guarantor agreement. -
How do I apply for a rental property?
You can apply online or in person. A completed application, payment of the application fee, and required documents such as proof of income and identification are necessary. -
How do I pay rent?
Rent can be paid online through the tenant portal, by bank transfer, or by check or money order, depending on the payment options offered for your property. -
What if I want to get a pet?
Please review your lease and contact our team before bringing a pet into the home. Most properties allow pets with an additional deposit or monthly fee, but restrictions may apply. -
What if I want to move out but my roommate wants to stay?
If one tenant wishes to remain, they may need to requalify or find an approved replacement. Please contact management for assistance with lease modifications or transfers. -
What should I do if my lease is ending and I plan to move out?
Refer to your lease for the required notice period and submit your written intent to vacate before the deadline to avoid penalties. -
Who pays for repairs and maintenance?
Turn Key Up Investments LLC handles all standard maintenance. However, tenants are responsible for damage caused by negligence or misuse. All requests should be submitted promptly through the maintenance portal.
